Rivoli, a commercial artery where rental movements are rare

Rue de Rivoli has been gradually regenerated in recent years. Major projects are nearing completion, such as the Fondation Cartier, due to open by the end of 2025. And even though it has been the subject of debate, particularly since it was partially closed to cars, the commercial artery has an extremely low vacancy rate.

In this context, rental movements on this artery are rare. For example, only one transaction was completed in 2024. This involved Pandora, the iconic jewelry brand, which took a 445 m² lease at 55 rue de Rivoli, an asset owned by Covéa.

Since 2019, there have been no more than three rental deals per year. In terms of surface area, deals have ranged from 300 to just over 4,000 m². The largest deal was at 67 rue de Rivoli, la Samaritaine, where Japanese ready-to-wear retailer Uniqlo leased a 4,200 m² space from LVMH. As Antoine Salmon, Co-Head of Retail Leasing at Newmark, explains in a forthcoming interview with Business Immo, LVMH has "restored the Samaritaine to its former glory and opened the first Cheval Blanc hotel in Paris".

This is not to say, however, that luxury has a strong presence on this shopping street. In fact, it offers a wide variety of products for the general public, including mid-range ready-to-wear, cosmetics, sportswear, restaurants, etc.
