The Caisse d'Epargne Midi-Pyrénées subsidiary has signed up to €156m of acquisitions in 2023, compared with €148m a year earlier, an increase of 7%. "Today, we are able to adapt to all real estate cycles thanks to our business model, which is both resilient and virtuous," stresses Jean-Luc Barthet, Chairman of Midi 2i, whose net income rose by almost 20% in the last financial year.
With a chiffre d'affaires approaching €13m, Midi 2i claims to be "continuing its ascent", managing 19 funds with real estate assets of over €1 billion (134 assets, or around 490,000 m² spread across mainland France).
In 2023, Midi 2i, which has an occupancy rate of 97%, acquired two office buildings: one in Grenoble, the Immeuble Xylo with its predominantly wooden structure, owned by the real estate company Valaura Investissements, and the other in Toulouse, with the Urban Clay building owned by the Caisse d'Epargne de Midi-Pyrénées real estate company. "Each real estate project is carefully selected and optimally managed thanks to the expertise of our teams," notes Jean-Luc Barthet. "
Other highlights for 2023: Midi 2i has created a new fund, Suits, specializing in the acquisition of coliving residences, and is backed by the Harvey operating company; the group, buoyed by the results of its Métronome SCPI, has passed the €100 million mark in capitalization. "In my opinion, all our investments are the fruit of our ability to respond to and anticipate market demand with agility", explains Jean-Luc Barthet.
