Morgan Capital and Capital-38 light up West End with major prelet to US agency to the stars

Morgan Capital and Capital-38 have prelet the 85,000-square-foot 21 Bloomsbury Street, WC1 to American entertainment and sports agency Creative Artists Agency (CAA).

The building is located in London’s West End adjacent to Tottenham Court Road. It is due for completion in the second quarter of 2025 and the agency will open its centralised London office in 2026.

CAA, which represents a host of the world's most famous sports, film and music stars, will occupy the entire building across eight floors, with six of the eight floors having access to either a private terrace or courtyard.

Designed by Stiff & Trevillion, the development is being refurbished to include an atrium café/lounge, rooftop café/event space with a communal terrace. In addition, the design is targeting the highest sustainability standards including BREEAM Outstanding, NABERS 5*, WELL Platinum, and Net Zero in operation. The scheme is achieving low embodied carbon through 95% retention of the existing structure.

In 2023, CAA sold a majority stake to Artémis, the investment company of the Pinault family. With consolidated assets of more than $40 billion, Artémis’ holdings include Kering, the luxury goods group, Christie’s, the leading auction house, and Pinault Collection, the largest private collection of contemporary art.

Savills and RX London were joint leasing agents on the scheme and Cushman & Wakefield advised CAA.
