SJP Properties capped its M Station office development by bringing a second corporate headquarters to the site in Morristown, New Jersey, spotlighting the town's ability to draw nationally and internationally renowned companies.

Sanofi, the French-based global healthcare firm, became the second anchor tenant at M Station, a multistage office project that replaced a rundown strip mall. Sanofi relocated its Garden State headquarters from a nearby suburban office campus to M Station West at 100 Morris St., bringing nearly 2,000 employees to the 260,000-square-foot building.

That $130 million flagship property is part of SJP Properties' redevelopment, which also includes a second office building, M Station East at 66 Morris St. Big Four accounting firm Deloitte had already taken up residence there.

The final phase of M Station, completed last March for Sanofi's arrival, earned a 2026 CoStar Impact Award for commercial development of the year in Northern New Jersey, as judged by real estate professionals familiar with the market. The project, near a train station offering a quick commute to Manhattan, positions Morristown as a lively workplace alternative to New York City with its vibrant restaurant and bar scene.

The seven-story, build-to-suit M Station West property features three separate active terraces, a 20,000-square-foot-plus dining area that's open to the public and a landscaped rooftop complete with wellness areas for yoga classes and gardens.

About the project: SJP, in partnership with Scotto Properties, recognized the opportunity in this site to create a transformative development. The developer tapped architectural innovator Gensler to design M Station West, whose floor-to-ceiling glass and metal-panel exterior provides abundant light throughout the building.

SJP and Gensler also worked to design the buildings at M Station to reflect Morristown's historic industrial-loft architecture and to complement the existing downtown. M Station West is set back 45 feet from Morris Street, creating a 10,000-square-foot landscaped promenade and two public plazas with seating. This layout improves connectivity in the area, particularly between the nearby NJ Transit station and Morristown Green.

What the judges said: "This was a close one for me, but M Station brings so many elements together into one great project," said Andrew Moss, director of leasing and acquisitions at Forsgate Industrial Partners.
