February brings only modest apartment rent gains to the Inland Empire

Early-year momentum cools versus last year as vacancies rise

Apartment rents in the Inland Empire increased 0.4% in February, matching the 0.4% gain recorded in January and marking two consecutive months of early-year improvement following six months of decline in the back half of 2025. February’s increase trails the market’s typical five-year February monthly average of about 0.6%, indicating a softer seasonal start than normal.
