Producer Taylor Sheridan, Hillwood to expand largest operating film studio in Texas

Partnership plans master-planned studio campus at AllianceTexas in Fort Worth

With filming for the second season of "Landman" underway at a new production campus in Fort Worth, Texas, a partnership that includes producer and director Taylor Sheridan is getting ready to expand what is being touted as the largest operating studio facility in Texas just as the state's newly expanded film incentive program goes into effect.

Sheridan's production company occupies 450,000 square feet across two buildings at Hillwood's AllianceTexas development in a deal CoStar News exclusively reported in June.

The two-building state-of-the-art campus, now known as SGS 1 and SGS 2, is fully equipped with heating-and-air-conditioning systems, sound stages and green screen capabilities, according to a statement from real estate developer Hillwood.

Now the partnership that includes Sheridan's SGS Studios, 101 Studios, Hillwood and Paramount is planning to develop a "master-planned studio campus" at AllianceTexas that is expected to house several buildings with sound stages, post-production suites, vendor support and scalable infrastructure designed to "attract top-tier productions and long-term tenants from around the world," the statement said.

Lawmakers in the Lone Star State approved a $1.5 billion incentive package earlier this year to help lure movie and television filming to the region over the next decade. Beginning Sept. 1, the Texas Moving Image Industry Incentive Program, or TMIIIP, is set to award $300 million every two years to qualifying productions until 2035. While TMIIIP has supported more than 1,200 projects and is credited with generating billions of dollars in local spending and employment since 2017, this is the first time the program has secured long-term funding and permanent real estate development.

"With more production talent relocating to Texas, a business-friendly environment, and a competitive film incentive program, SGS and Hillwood’s vision is to position the state as a global center for media production," the statement said.

Sheridan said the Hillwood team, including Ross Perot Jr. and Mike Berry, were "exceptional partners" in "building something permanent that will be the centerpiece for one of the most state-of-the-art studios in the business.”

Sheridan's expansion in Texas comes as California has seemingly lost some of its star power to rival states and countries that are stepping up with big incentives to lure in the production business.

For the second season of Sheridan's "Landman" on Paramount, the show created a total of 3,856 jobs, including 1,092 workers on the crew, 192 cast members and 2,572 extras, according to Hillwood. The show is being filmed throughout North Texas, as well as at the SGS 1 and SGS 2 film studios that Hillwood built on a speculative basis at AllianceTexas.

"Landman" is one of four shows expected to film at Sheridan's new studios at AllianceTexas, said 101 Studios CEO David Glasser in a statement emailed to CoStar News.

"It is safe to say that we have hired roughly 15,000 people this year," Glasser said. "In addition, we will have hired police for over 1,000-man days this year as we average four police officers a day, and we will have shot for over 365 days if you add up all shows."

Hillwood executives said in the statement the venture sits a "a pivotal moment where Texas can become a global force in the film industry" with North Texas playing a central role.
