Groupama Immobilier, acting on behalf of Groupama Gan Vie, has signed the definitive sale of one of its jewels, located in an up-and-coming Parisian luxury thoroughfare at 21 rue François-Ier (Paris 8e), which will now be owned - and soon occupied - by the house of Giorgio Armani. The property, which will be vacated by Universal Pictures France in 2021, has been extensively restructured to create an upscale mixed-use complex called "Osmose". "The result of an operation that symbolizes Groupama Immobilier's trademark: working our assets with asset management, major projects and project management teams, to achieve a project that creates value," sums up Astrid Weill. The Managing Director of Groupama Immobilier explains the method: "We start with an address, an occupation, to reveal an asset. At 21 François-Ier, we transformed this complex by optimizing floor space, revealing the qualities of the infrastructure, but also addressing the building's aesthetic pathologies. We were also able to maximize the value of the property by determining the best possible use value. And what's most valuable on this street are the retail values."
