The availability rate for non-owner-occupied, existing small bay warehouses on the Island of Montreal, defined for pusposes of this analysis as those with a rentable building area of 20,000 square feet or less, has increased in recent quarters. At 3.5%, this segment's availability rate has reached it highest level since 2021.
