Mixed-use development Arlington Gateway has brought new life and capital to an underserved corridor in downtown Columbus.
Completed by Continental Real Estate Companies in 2023, the five-story, 139,396-square-foot Arlington Gateway consists of various office and retail tenants as well as 200 upscale apartments and 869 parking spots.
The development received a 2024 CoStar Impact Award for commercial development of the year, as judged by real estate professionals familiar with the market.
The project is in close proximity to The Ohio State University and immediately next to Ohio State's planned Innovation District, which is in walking distance to shopping and dining.
The property was 95% preleased by Newmark and KRG during the pandemic prior to the project even being completed.
Office and retail tenants include Diperma, Assured Partners, Northwestern Mutual, Gardiner Allen Insurance, Keller Williams, Mixed Talent, First Merchants, European Wax Center and Half Price Books.
About the Project: The developer was Continental Real Estate Companies, the architect was M&A Architects and the primary leasing was by Newmark and KRG.

The building is built on top of five floors of free parking. The development has retail on the first floor and 200 apartments on the west or Northstar side of the development. It is only a quarter mile from Rt. 315 with easy access to all parts of Central Ohio, Ohio State and downtown. The views are the best. Very inviting! The proof is in the pudding as the building leased up to 95% during the pandemic.
