Four consecutive quarters of rising U.S. office occupancy and an unprecedented period of shrinking supply are combining to bring the vacancy rate down by 30 basis points since peaking in mid-2025. CoStar's office forecast calls for this gradual decrease in vacancy to continue, with an ongoing supply-side adjustment offsetting tepid future demand.
