The redevelopment of 3600 Rainbow Blvd. helped reshape a long‑dated apartment site into The Hudson, a six‑story, 228‑unit Class A multifamily complex next to the University of Kansas Health System.
Hunt Midwest and Lane4 Property Group led the project in partnership with KU Endowment.
The development delivered studio, one‑ and two‑bedroom apartments with high‑end finishes. Amenities include a hotel‑style lobby, a rooftop terrace, a pool and secure parking.
The project provides new housing in the Rosedale area, where demand for upscale housing is rising. It also helped modernize the corridor and supports KU Med professionals and students.
The project was selected by an independent panel of industry professionals in the market for a 2026 CoStar Impact Award as the multifamily development of the year in Kansas City.
About the project: Positioned adjacent to the University of Kansas Medical Center, the project fills a long-standing housing gap while elevating the Rosedale neighborhood through modern design and amenities.
What the judges said: “This project was impressive by how it has and will change the demographics of the area and future impact,” said Patrick Meraz, vice president of JLL.
They made it happen: Lane4 Property Group served as developer, with architectural design by BRR Architecture, and property management is handled by Greystar, which oversees operations at The Hudson.
