The completion of Matrix 235 represents a significant step in the development of a major new logistics and industrial hub in Avonmouth and has helped drive regional employment and long‑term economic growth. This has helped it win a CoStar Impact Award, given out by an independent panel of judges.

Delivered by McLaren Construction Midlands & North on behalf of Equation Properties, the £21.6 million scheme includes a 219,660-square-foot warehouse, more than 11,000 square feet of office space and essential supporting infrastructure such as a control tower, gatehouse, parking, landscaping and improved drainage and road access.

The project forms part of a larger 65‑acre regeneration scheme designed to enhance transport connectivity and attract a diverse range of occupiers seeking sustainable, modern industrial facilities.

About the project: This project milestone strengthens the region’s commitment to sustainability. Matrix 49’s Plot 3, or Matrix235, is designed to achieve a BREEAM Excellent rating and to incorporate ecological protections such as waterway diversion and the safeguarding of local habitats of the endangered water vole (Arvicola amphibius).

As construction progresses on the next phase, Plot 4, which is a 596,000-square-foot warehouse due in April 2026, development is expected to further reinforce Avonmouth’s position as a strategic logistics hub. Together, these phases support growing demand for high‑quality industrial space, increase job opportunities and contribute to a resilient, future‑focused local economy, judges said.

What the judges said: Paul Hobbs, director, industrial, sales and leasing, Avison Young, said the project is a “speculative development on a huge scale and with market-leading sustainability.”
