After a fire halted construction and pushed back its delivery timeline, one of Sacramento's newest apartment projects is nearly fully leased just a couple months after opening, speaking to area demand for affordable, transit‑connected housing.
Anova Aggie Square, a 40‑unit complex developed by GMH Communities, sits at the heart of the Broadway Corridor, a key revitalization area identified in Sacramento's Central City Specific Plan. Despite the construction setback, the development team remained committed to completing every unit, rebuilding with a renewed focus on serving households earning 30% to 60% of the area median income, including 37 units reserved for individuals and families experiencing or at risk of homelessness.
The opening comes as Sacramento's affordable housing waitlist grows, and as cities across California work to build homes to increase affordability and keep residents from moving to other states.
The $94 million project was financed through a mix of sources, including 4% Low-Income Housing Tax Credits, California Department of Housing and Community Development Affordable Housing and Sustainable Communities funding, the Sacramento Housing and Redevelopment Agency, the California Community Reinvestment Corp. and Wells Fargo.
The development earned the 2026 CoStar Impact Award for multifamily development of the year in Sacramento, as judged by real estate professionals familiar with the market.
About the project: Anova's mix of family units, permanent supportive housing and on‑site services is drawing interest from renters seeking stability, access and community. The project is located steps from SacRT's Broadway Blue Line station, boosting affordable transit access and connecting residents to jobs, education and essential services. Its design emphasizes wellness and daily support, with community centers, flexible service spaces, outdoor courtyards and energy‑efficient units targeting Green Point Gold certification.
What the judges said: The project "was chosen for its synergetic and catalytic effect on this emerging 'live-work-innovate' district, adjacent to the growing UC Davis Medical Campus," Scott Ford, economic development director of the Downtown Sacramento Partnership, said. "Delivering high-quality multifamily developments with acute proximity to educational and employment opportunities is a proven recipe for attracting and retaining talent, which in turn, help to drive sustained capital investment and elevate regional economies."
"ANOVA achieves a level of sophistication and an amenity set that brings a new standard to an important corridor in the region," said Troels Adrian, executive vice president of the Greater Sacramento Economic Council.
