With 105 one- and two-bedroom units and unique amenities, The Windsor, a multifamily property in Windsor Heights, Iowa, is setting a benchmark for innovation and vibrancy in the Des Moines area.
Delivered at a cost of approximately $18 million, the apartments, which were already 61% leased shortly after opening, were developed in partnership with the city of Windsor Heights under its urban revitalization plan. The property has attracted a diverse mix of residents — from young professionals to empty nesters — bringing new energy and spending power to the area.
The project overcame significant market and construction challenges — including rising construction costs, labor shortages and supply-chain delays — to become a catalyst for vibrancy, economic growth and neighborhood revitalization. The Windsor also represents a milestone in the city’s housing landscape, being the first true multifamily building completed since 2021.
The project has earned a 2026 CoStar Impact Award for Multifamily Development of the Year for Des Moines, as judged by real estate professionals familiar with the market.
The unique features of The Windsor include private garages and elevated housing options. The central location provides residents with walkable access to bike lanes, transit and retail. Underground parking preserves space for pedestrian pathways and dedicated bike storage, encouraging eco-friendly transit.
The apartments feature open layouts, modern finishes, large, high-performance windows for natural light, and energy-conscious appliances, LED lighting and efficient HVAC systems that minimize utility consumption. The common areas encourage social interaction, and accessibility features ensure inclusivity.

About the project: Caliber Co. was the developer on The Windsor; the architect was JCorp Design Build. Caliber Property Management is the property manager. Groundbreaking was in December 2023, and the project was completed in June 2025. Pre-leasing began several months before project completion, combining digital advertising, social media campaigns and community engagement to build awareness. A model unit and virtual tours were offered to prospective residents, while targeted outreach focused on renters transitioning from single-family homes. This strategy generated strong demand and contributed to a successful lease-up.
