Apartment complex anchors residential development on Savannah's Hutchinson Island

Silas Park quickly became a significant anchor for and activated an underused part of Hutchinson Island, a former industrial and agricultural site across the river from Savannah, Georgia's historic district, when it opened last year.

Development and investment firm Daniel Corp. hosted a ribbon cutting to mark the grand opening of the upscale apartment complex on Oct. 28. Silas Park brings new depth to Hutchinson Island, a district dominated by hospitality uses since The Westin Savannah Harbor Golf Resort & Spa and the Savannah Convention Center opened more than 25 years ago.

Silas Park offers its residents amenities such as coworking lounges, conference rooms, an Impulsify grab-and-go market, a group fitness and yoga studio, and resort-style saltwater pool. It also has pet amenities, including a large park and spa.

The development stands as a clear example of how wellness‑centric multifamily development can activate a waterfront, benefit the local economy and elevate the resident experience. As a result, Silas Park won a CoStar Impact Award as judged by a panel of local industry professionals.

About the project: Silas Park contains 288 studio- to three‑bedroom apartments integrated into a resort‑style, wellness‑driven environment. After the October 2025 ribbon cutting, the complex saw a strong lease‑up that underscored sustained demand for high‑quality lifestyle apartments.

What the judges said: "Revitalization of a formerly underutilized node into a mixed-use corridor at a 'reasonable price point' is the gold standard for an impactful multifamily project," said Neil Matthee, Southeast research manager, Newmark.

“The location of this development is what makes it unique. Activating an underused area of the market tends to lead to further investment and development," said Scott Amoson, associate field research director, CBRE.

"The project directly activates foot traffic to the Westin, the expanded Savannah Convention Center, ferry connections and the island's recreational network, creating year-round activity in an area historically dominated by hospitality," Colliers research analyst Andrew Harry said.

"Hutchinson Island residential development has been stagnant; this project makes a substantial contribution to increasing momentum for development of the island across the river from Savannah downtown," said Michael Toma, Fuller E. Callaway professor of economics at Georgia Southern University.

They made it happen: Daniel Corp. principal, President and CEO Patrick Henry and Samet Corp. senior project superintendent Steven Baranello led the effort.
