New Logistics Center Sets High Bar for Industrial Properties in Florida City

Building 8 of the Florida Gateway Logistic Park was Jacksonville, Florida's largest new construction last year and set a standard for new industrial development in the market, according to local real estate professionals.

As a result, it earned a 2024 CoStar Impact Award for commercial development of the year in Jacksonville, as chosen by local judges familiar with the market.

The more than 1 million-square-foot distribution center broke ground in early 2022 on speculation and was completed last April. In July, Total Distribution, a division of Peoples Services, leased the entire building on a seven-year lease to bring its total warehousing footprint in Jacksonville to nearly 1.5 million square feet across multiple locations.

One of the property's standout features is its 40-foot clear height. Developers have increased clear heights in recent years in response to demand from large logistics and e-commerce companies such as Amazon that require extra space to stack goods. At taller heights, tenants can store more pallets, thus lowering their occupancy costs per square foot when compared to a property with below 30-foot clear heights.

About the Project: The facility is located on 164 acres at 9909 Pritchard Road and includes 2,500 square feet of speculative office space, 518 auto spaces and 290 trailer spaces. CT Real Estate Investors owns the facility.

What the Judges Said: "This is a cutting-edge facility in our marketplace. Building a 40-foot clear height building shows that Jacksonville has Class A industrial facilities," wrote Tyler Saldutti, founder and CEO of Prime Realty.
