The opening of The Nickel, a five‑story boutique hotel, is helping to enliven a relatively quiet stretch of Charleston, South Carolina’s Upper King Street.
Developed by Capital Square and Method Co., the hotel opened in June 2025 on a corridor where redevelopment has lagged behind other parts of downtown. Designed by Morris Adjmi Architects, with interiors by Method Studios, the property includes 50 guest rooms and more than 4,200 square feet of street‑level retail, adding new lodging and commercial space to the area at a time when Charleston’s tourism-driven economy continues to support demand for new hotel rooms. Since opening, The Nickel has exceeded its projected room revenue, according to developers.
The property’s retail space is intended to activate the street level and draw additional foot traffic to an area of the King Street corridor that has seen lower investment in recent years.
The new hotel/retail project was selected by real estate professionals familiar with the market as the winner of the CoStar Impact Award for commercial development of the year in Charleston, South Carolina.
About the project: The Nickel was financed through Method Co. and Capital Square’s opportunity zone fund, which is designed to encourage private investment and spur economic growth. The development required coordination among multiple firms to navigate design, construction and operations within one of Charleston’s most regulated historic corridors.
They made it happen: The project was developed by Method Co., led by Daniel Cruz and Amy Yaskowski; architecture and interiors were handled by Timothy “T” Morris of Method Co. and the Morris Adjimi Architects team; LS3P served as architect, Cypress Engineering provided engineering, and BL Harbert oversaw construction.
