After Hurricane Helene destroyed Atomic Furnishing and Design's 10,000-square-foot shop, the company was determined to rebuild what it had lost.

Its pursuit led to 176 & 178 Broadway St., a vacant 7,350-square-foot warehouse in the center of downtown Asheville, North Carolina. The deal has earned a 2025 CoStar Impact Award for lease of the year, as judged by real estate professionals familiar with the market.

Atomic secured the lease of the warehouse that once housed to Moog Music. The deal included staggered rent to facilitate the transition.

Sixty-five days after its previous location was destroyed, Atomic was able to reopen its doors to customers in time for the Christmas season. The company also offered space to more than 30 artists and makers to sell their goods in an effort to revitalize the community.
 
About the deal: Atomic Furnishing and Design has leased the entire building as part of the terms of its five-year lease. The tenant provided new interior paint and glass garage doors.

What the judges said: Rusty Pulliam, CEO of Pulliam Properties, said the "resolve shown by the existing business is very impactful to the market."

They made it happen: James Harrison, a commercial broker with Whitney Commercial Real Estate Services.
