The pandemic has had an unprecedented effect on multifamily trends due in no small part to the large numbers of people who suddenly shifted to work remotely. Because the increase in remote working has reduced the benefit of living in or close to downtowns, suburban apartments outperformed their urban counterparts in terms of absorption, occupancy and rent trends in 2020.
