Strong rental gains are being recorded in Cardiff’s City Core South office submarket, supported by robust demand for prime 4 & 5 Star space. The submarket comprises the section of the city centre south of Queen Street and north of Canal Parade. Rental growth has soared since the beginning of 2018 to stand at 9.8% over the past 12 months, the highest in the country. Such growth has been supported by the removal of the Severn Bridge tolls in late 2018 and the increased rental expectations from landlords of buildings including 5 Callaghan Square, 3 Callaghan Square and Brunel House.
