Aquanetics Sells Industrial Property for $3.575M

T. Courtney Dubar of Huntington Beach purchased the 24,319-square-foot industrial building at 9885 Carroll Canyon Road for $3.575 million. The seller, doing business as Aquanetics Systems Inc., occupied the building for just over a year and leased it back for a 5-year term. The listing broker reported that the property sold at an 8.5% cap rate based on a net operating income of $303,900 per year NNN. The buyer put 33% down on the 27-year-old building. The one-story building features 100 feet of frontage, 2,000 Amps, one grade level door and one loading dock. Jon Sweeney of Inco Co. negotiated the sale on behalf of the buyer. John Smelter of Marcus & Millichap represented the seller, Saratoga Elementary LLC.
