Miami’s ultra-luxurious design district may get its first residential tower after a local review board gave the project its stamp of approval.
Named Miami Design Residences Designed by Chipperfield, the proposal from Miami Design District creator Craig Robins, Fort Partners and Raycliff Capital submitted to the city's Urban Design Review Board includes 143 condominiums alongside 85 hotel rooms and 20 condo-hotel units split between a 26-story high rise and a 12-story tower.
Hotel rooms would span 489 square feet to 1,226 square feet, condo-hotel units from 1,613 square feet to 6,594 square feet, and residences from 902 square feet to 2,975 square feet, though plans may be updated as final approvals are secured.
The development is the first in Florida from London-based award-winning firm David Chipperfield Architects, in collaboration with Miami’s Cube3 Architects, and would encompass a roughly 2-acre assemblage at 3995 N. Miami Ave., just under three miles from downtown Miami. An as-of-yet unannounced international luxury hotel brand’s first flagship U.S. location is also planned.
"This is an exciting opportunity to shape the identity and experience of Miami’s Design District with its first large-scale residential and hospitality masterplan,” said David Chipperfield Architects in a statement to CoStar News. The project is meant to provide "high-quality public spaces ... to create both a distinctive presence and a civic contribution to this evolving cultural quarter," the firm said.
The Miami Design District is known for its luxury shopping and dining options, with brands including Tom Ford, Saint Laurent, Gucci, Alexander McQueen and Michelin-starred restaurants such as Cote and L'Atelier de Joël Robuchon all present in the neighborhood. If built, Miami Design Residences Designed by Chipperfield would become the first residential development within the district's actual boundaries.
The committee voted to approve the plans, recommending slight modifications to some of the railings, balconies and the lower-roof levels. The project now moves to the city commission for approval.
Chipperfield has worked on a range of residential, civic and cultural structures across the globe, with a portfolio that includes Berlin’s Neues Museum, the Bryant mixed-use tower in New York, and the Amorepacific global headquarters in Seoul, South Korea.
Sales are expected to launch in February, however, a spokesperson for the developers declined to provide the pricing or development timeline when reached via email by CoStar News.
