Federal Plaza Shopping Center Sold for $7.49M

A Denver-area family investment partnership purchased the 37,177-square-foot Federal Plaza Shopping Center in Federal Heights, CO for $7.49 million, which represents $201.56 per square foot. Located at 10300 Federal Blvd., the center was a joint private and public endeavor between the City of Federal Heights and the developer to replace a condemned property at the site. The shopping center was built in 2001 and is anchored by a Safeway supermarket and a Safeway gas station, though these properties were not included in the sale. Major tenants include Blockbuster Video, Papa John's Pizza, Dairy Queen, and Chipotle. The center was 97 percent leased at the time of sale. Gene Pride of Marcus & Millichap represented the seller, a Dallas-based grocer-anchored retail center developer, in the transaction.
