Fiserv’s Aspiria lease represents largest corporate relocation in Kansas history

Fiserv signed leases in two buildings with Occidental Management that together mark the largest corporate relocation in Kansas history. It also was one of the largest office leases of its kind in the United States last year. The move brings 2,000 new jobs to the Kansas City region and is expected to generate a $6.5 billion economic impact over the next 10 years.

Fiserv’s lease covered 427,000 square feet across two Class A buildings at 6500 and 6550 Sprint Parkway on the Aspiria campus. Fiserv will anchor its operations at the 207-acre Aspiria campus in Overland Park. The site blends offices, green space and wellness-focused amenities. It includes a three-story fitness center, on-site dining, walking trails, conference facilities and a 1,000-seat auditorium.

The lease earned a 2026 CoStar Impact Award as lease of the year for Kansas City, as judged by real estate professionals familiar with the market.

Fiserv’s presence strengthens Overland Park’s position as a national fintech hub. The company brings high-paying, technology-driven jobs with average annual salaries of about $102,000. A projected $4 billion payroll investment will ripple through the regional labor and real estate markets.

Fiserv plans to work with local universities and veteran transition programs to build long-term talent pipelines.

About the project: State and regional leaders worked together to secure the deal. Occidental Management partnered with Fiserv, the Kansas Department of Commerce and the Kansas City Area Development Council. Kansas competed against larger markets such as Nashville, Dallas, Atlanta and several Florida cities. The state won by highlighting its workforce, accessibility, quality of life and the amenities of the Aspiria campus.

What the judges said: “This was a major financial lease with meaningful regional impact, significantly improving office vacancy dynamics in the Kansas City market,” said Sheryl Vickers, president of Select Sites. “By capturing a large, long-term tenant in a competitive national search, the deal sends a strong signal of market strength and investor confidence in JoCo’s office fundamentals.”

They made it happen: Occidental Management executives Gary Obory, chairman and CEO; Chad Stafford, president; and Hunter Johnson, senior vice president of sales and leasing, played key roles in completing the transaction. They worked alongside tenant representatives Ryan Schneider, executive vice president at JLL, and Anne Ericson, vice president at JLL.
