Denver Property Acquired for $10.5 Million

Wells Real Estate Investment Trust, an Atlanta-based REIT, acquired a 68,850-square-foot office building at 3940 South Teller Street, in Denver, CO, from Opus Northwest. The building is fully leased to Travelers Express Company, Inc. through March 2012. Wells paid $10.5 million, approximately $153 per square foot for the property, which was completed in March 2002. The single-story building sits on 7.88 acres within the Academy Business Park, approximately 15 miles southwest of downtown Denver. Property amenities include state-of-the-art power and telecommunication systems, locker room/shower facilities, a mailroom; and bike racks. Travelers Express, a subsidiary of the Viad Corporation, is a high-performance payment services company, and also the largest money order processor in the U.S. John Steele and Robert Garcia of Capital Development represented Wells in the transaction. Commenting on the transaction, David Steinwedell, Managing Director of Acquisitions at Wells said, "The structure was a build-to-suit for Travelers Express that Wells purchased on a forward commitment. The acquisition represents Wells' desire to become an active participant in the build-to-suit market bringing both our capital and our expertise to potential transactions."
