Software Firm Signs Long-Term Lease for 50K SF

Advant Software leased 48,184 square feet on the 9th & 10th floors of 303 2nd St. in San Francisco, CA. Located near the Multimedia Gulch and walking distance to PacBell Park, the Class-A, two-building tower is connected by a lobby and features a fountain reflecting pool, terraced seating and a 41,000-square-foot retail plaza. Advant Software is expanding from its main headquarters at 301 Brannan St. where it currently occupies approximately 55,000 square feet. The software company signed a 10-year deal for the office space, which was previously occupied by Intershop Communications. Intershop terminated its lease with 5 years left on its contract and relocated to 410 Townsend St. with a 2-year, 10,048-square-foot deal. Chris Roeder of Cushman and Wakefield of California represented Intershop Communications lease termination at 303 2nd St. and its relocation to 410 Townsend St. Jean Ko and Mike Karasik of ROK Properties represented the landlord, Rosenberg SOMA Investments II LLC. Kirk Usher with Cushman & Wakefield of California represented Advant Software in the transaction at 303 2nd St., while building owner Ellis Partners represented themselves in-house.
