The former Dupont and Standard Register graphics plant, located on 1515 South Garnet Mine Road in Boothwyn, PA, has been acquired as an investment by 1515 LP. The local investment entity purchased the 1-story, 172,000-square-foot flex facility from Standard Register for $4.6 million. Also included in the purchase was the 84 acres of industrial zoned land that houses the building, which will be used for future build-to-suit developments of up to 300,000 square feet. The fully air-conditioned, highly improved facility features 7 loading docks with levelers, heavy power, 28,500 square feet of office space and up to 25' clear ceiling heights in its warehouse and production area. It is located adjacent to Routes 261 and 322, very close to the Pennsylvania/ Delaware line, and 5 minutes from I-95 and Routes 202 and 1. Built in 1974, the building was originally owned by the Dupont Corp., which used it as its central graphics facility. The sale was brokered entirely by Steve Italiano and Peter Stevens of CB Richard Ellis. The new owner has retained Italiano to market 60,000 square feet of flex and high end office space for lease at below market rates.
