Newly built industrial facility expected to position West Michigan for growth

A newly built warehouse in Grand Rapids is being positioned as a catalyst for regional economic growth, especially at a time when buildable industrial land in the area is in short supply.

Developed by Robert Grooters Development Co., the 112,204-square-foot distribution center at 5400 International Parkway SE is close to the Gerald R. Ford International Airport and accessible to M-6, the Paul B. Henry Freeway, and is expected to provide much-needed industrial space in Cascade Township.

“This has been an exciting project, as it provides industrial space for companies in a very desirable market,” says leasing agent Natalie Amrhein of Robert Grooters Development Co.

Property owner Robert Grooters noted that available land is becoming “increasingly scarce,” making the project a strong opportunity for companies looking to expand. Grooters said the project received support from Cascade Township throughout the development process.

In recognition of its pioneering role in bringing distribution space to the underserved area, 5400 International Parkway was chosen by an independent panel of industry professionals within the market for a 2026 CoStar Impact Award.

About the project: The property includes eight dock doors for trucks, two grade-level doors, motion-activated lighting, an ESFR fire-suppression system and 24-foot clear height. Robert Grooters Development focuses on cost-effective buildings in prime locations. Wolverine Building Group is known for its construction expertise.

They made it happen: Grand Rapids-based Robert Grooters Development Co., in partnership with Lake Michigan Credit Union and the Wolverine Building Group, completed construction last year.
