Meiller‑Boweld has signed a deal to move to Deeside63 and in doing so secured a high‑quality, sustainable industrial unit to satisfy its manufacturing operations, the independent judges said as they gave the deal lease of the year for Wales in the CoStar Impact Awards.

The 63,200-square-foot facility, developed by Columbia Threadneedle, sits prominently at the entrance to Zone 2 of Deeside Industrial Park and is designed to be operationally net zero. It is also built to EPC A and BREEAM Very Good standards, with the adaptable unit featuring low‑impact construction methods and strong environmental, social and governance credentials.

These were all key factors in Meiller‑Boweld’s decision to relocate from its long‑term home in Pentre Halkyn, Holywell.

About the project: The move represents a significant milestone for Meiller‑Boweld, one of the UK’s leading manufacturers of steel tipper truck bodies. The new facility provides it with a larger yard, increased operational capacity and modern sustainability‑driven efficiencies that will help reduce running costs while supporting future manufacturing investment. The letting follows wider redevelopment within Zone Two, including neighbouring Deeside40, as Columbia Threadneedle continues transforming the site’s 1980s buildings into best‑in‑class industrial assets. With strong transport links via the A550, M56 and M53, the upgrade strengthens Deeside’s position as a key regional industrial and logistics hub.

What the judges said: Cenydd Rowlands, property director, Development Bank of Wales, said “the lease helps facilitate the growth in one of our leading manufacturers and also demonstrates clear commitment to best-in-class carbon and ESG standards, positively impacting Deeside’s prominence as a modern regional logistics hub”.

Huw Thomas, director, Huw Thomas Commercial Property Consultancy, said this “new manufacturing base’s sustainable ESG criteria will have a major impact on employment in the wider region”, and Henry Best, director, Jenkins Best, said the scheme was notable for the “overall quality of [its] development and sustainability features”.

Gary Carver, director, office agency, Savills, added the project “represents an excellent deal for both parties. The developer was prepared speculatively to build a net-zero unit with excellent sustainability standards, and [this] letting has justified this investment.”
