A private investor based in Roseville, Californa, has acquired this three-property industrial portfolio in Modesto for $5.73 million, or just about $87 per square foot. The investor purchased the property from Golden Valley Industries, a family-owned meat packing company, using a 1031 exchange, which allows investors to trade properties and avoid capital gains taxes.
