Calgary’s Shoppes at Sage Hill boosts resident amenities near housing in under-served area

Rapidly expanding residential areas always need services: think restaurants, banks, childcare or even a dentist's office. One rapidly expanding neighbourhood in Calgary strengthened its amenity mix with the addition of Shoppes at Sage Hill.

Certus Development sought to address an underserved market in Sage Hill and moved forward with a new, ground-up retail project at a time when Calgary’s population has grown about 14.3% over the past three years, a CoStar analysis shows.

The Shoppes at Sage Hill project is 90% leased, according to Certus’ website. Businesses set to open in 2026 include Willowbrae Childcare, TD Bank and Perry Dental. Popular retail chains Chipotle and Starbucks are also tenants.

The Sage Hill area consists of single-family homes, townhouses, and condominiums, demonstrating strong housing demand in northwest Calgary.

A panel of real estate professionals voted the Shoppes at Sage Hill a 2026 CoStar Impact Award winner for Calgary’s commercial development of the year.

About the project: Certus, a Calgary-based real estate company, developed and owns Shoppes at Sage Hill. The firm’s portfolio of retail and mixed-use projects spans locations throughout the city.

What the judges said: “This project supports the region's demographic boom and downtown revitalization,” said Thom Slater, a research associate with Savills.

They made it happen: Jim Mitchell, owner of Certus Developments; Alice Lam, property manager with Certus Developments; David Lam, founder of Meiga Development Corp.; Joel Tiedemann, director of development with Certus Developments.
