Pegasi is in talks to sign Japanese telecommunications and data giant NTT for up to 50,000 square feet of offices at Fresh Wharf, its redevelopment of the former St Magnus House next to London Bridge and overlooking the River Thames.
Market sources said Pegasi is close to a further 40,000-square-foot letting with another tenant, which would leave 30,000 square feet at the bottom of the building still to lease.
Knight Frank and Savills were appointed in 2024 to lease the consented Buckley Gray Yeoman 120,000-square-foot scheme.
Originally designed by Richard Seifert, the brutalist 1970s building is being refurbished to include a new 10th floor amenity pavilion with communal roof terrace, a double-height lobby linking Lower Thames Street with the river walkway and public realm with new landscaping and greenery.
Pegasi Management Company was founded in 1977 and manages properties across a number of sectors including offices and residential.
The building will be over ground and 10 upper floors, with typical floorplates of 17,200 square feet. The scheme will include a ground-floor café with riverside seating, a "destination" restaurant and south-facing terraces on upper four floors, Savills said.
The developers are targeting EPC A, BREEAM Outstanding, NABERS 4.5* and WELL Platinum.
