British Land raises curtain on headquarters for Cineworld

Cinema group relocating from Brentford to Ealing Broadway

British Land has signed cinema chain Cineworld for its UK headquarters, taking 20,751 square feet at Ealing Broadway in west London.

Cineworld is relocating from its long-term home at Vantage London on the Great West Road in Brentford in the largest non-public sector, non-coworking deal in Ealing in 10 years, according to CoStar data.

Cineworld has take offices at 54 The Broadway over ground and the first floor in the 560,000-square-foot Ealing Broadway shopping centre, which the real estate investment trust bought for £267.3 million in 2016.

British Land has major redevelopment plans in Ealing. Long-term development plans include more than 460,000 square feet of office and mixed use space. In 2023 the REIT gained consent for a 21-storey office building, with additional retail and leisure as well as a new Ealing Club live music venue. The Broadway Connection will be at 9-42 The Broadway.

British Land sold the 130,000-square-foot International House offices to developer Soller in 2025. The latter plans to redevelop the building in the Ealing Broadway Shopping Centre into 189 built-to-rent apartments.

Mark Stansfield, CoStar's senior director of market analytics, said: "Cineworld’s decision to move its office headquarters north from Brentford is a shot in the arm to an Ealing office market that has struggled to attract or retain occupiers in recent years. Ealing’s office vacancy rate has risen from 2% six years ago to 17%. However, it has now stabilised, and demand as measured by net absorption has turned positive over the past year, with good-quality offices close to Elizabeth Line stations and with good local amenities now attracting some demand again."

Savills advised Cineworld; Knight Frank and CBRE advised British Land.
