Buildings often define their places. New buildings can redefine them.

The arrival of a headquarters campus for global asset manager T. Rowe Price helped cement a new identity for a former inaccessible and contaminated corner of Baltimore. The project, part of a 27-acre waterfront site dubbed Harbor Point, was once the home of AlliedSignal's Baltimore Chrome Works, one of the largest chrome-processing facilities in the world.

The site required extensive cleanup before construction could begin. T. Rowe Price's office campus and adjacent 4.5-acre Point Park provided an anchor for the new community, a transformation that earned the project a CoStar Impact Award as judged by professionals in the market.

In addition to the office complex, the new park returned public access to Baltimore's harbor and was developed in collaboration with local organizations and Native American consultants to create public art and interpretative signage that tells the story of the site's industrial past and Indigenous history.

About the project: The new campus, composed of two LEED-certified office buildings connected by a central atrium, is designed to accommodate some 2,000 T. Rowe Price associates.

They made it happen: The development effort was co-led by Beatty Development Group's Maxamillian Beatty, and the former Armada Hoffler Properties, which has since been renamed AH Realty Trust, headed by CEO Shawn Tibbetts. The office complex was designed by Kohn Pedersen Fox, represented by James von Klemperer, president and principal. The JLL team of Senior Managing Director Michael Sullivan and Managing Directors Jeffrey Flynn and Robert Manekin represented the tenant. A MacKenzie Commercial Real Estate Services team that includes Senior Vice President and Principal Henry DeFord, Vice President Tim Harrington, Senior Real Estate Adviser Corey Caputo handles the ground-floor leasing for the new complex.
