Derwent goes under offer on major London office letting

AI firm set to anchor Fitzrovia building with 100,000-square-foot move

Derwent London has gone under offer to lease around 100,000 square foot of offices at Network, its under-construction development in London's Fitzrovia.

Databricks is set to be the first, anchor tenant at the building, which is due to complete this quarter. The AI and data firm for enterprises is based at 11-14 Windmill Street in London.

Derwent has pressed on with the 139,000-square-foot office-led scheme on a speculative basis. It comprises 134,000 square feet of offices and 5,000 square feet of retail. There will be communal and private terraces with landscaped areas and a double height reception.

It includes flexible office floor plates with a floor-to-ceiling height of 2.95m and openable windows plus 259 cycle spaces, 27 showers, 180 lockers and a dedicated drying room.

The estimated rental value is £13.1 million (December 2024) and 23 affordable homes are being provided in Tottenham Mews W1.

Network has been designed as a low carbon building, aligning with Derwent's 2025 target of less than 600kg of carbon dioxide equivalent per square metre. BREEAM ‘Outstanding’, LEED Gold, EPC 'A' and NABERS 4.5 Star ratings are targeted. Network has achieved a Platinum SmartScore certification.
