JPMorgan Chase’s new 60-story global headquarters at 270 Park Ave., with its illuminated crown and ever‑changing LED displays, has emerged as a notable nighttime presence on the Manhattan skyline.
Spanning 2.5 million square feet, the tower, which now houses some 10,000 of JPMorgan’s 24,000-plus New York employees, features adaptable layouts and communal space designed to embody a design philosophy centered on openness, teamwork and the human experience, the bank said.
The “technology-forward” building also has more than 50,000 integrated devices aimed at creating a seamless, touchless environment. Employee health is also central to the design, with the tower housing a wellness center that includes fitness studios, medical services, meditation space and mothers’ rooms.
Billed as the city’s largest all-electric skyscraper and powered entirely by renewable hydroelectric energy, the building, which uses artificial intelligence-driven energy optimization and water-reuse systems that cut consumption by over 40%, also aims to set a new benchmark for urban development.
The project reinforces Park Avenue’s status as a headquarters-heavy corridor and the surrounding area by Grand Central Terminal as one of the most important U.S. office clusters. It earned a 2026 CoStar Impact Award, as judged by a panel of real estate professionals with knowledge of the local market.
About the project: Foster + Partners served as the lead architect for the building’s design, with Tishman Speyer as the developer manager. Adamson Associates Architects served as the architect of record and executive architect, with Jaros, Baum & Bolles serving as mechanical and services engineers. Interior spaces were designed by Gensler and Skidmore, Owings & Merrill, and Studios.
Construction was managed by AECOM Tishman, with New York City Constructors overseeing the frame’s installation and Severud Associates serving as the structural engineer. JRMConstruction Management, Structure Tone Building Group, and McKissak, Turner and Valez performed the fit-out of the interior spaces.
What the judges said: Josh Wein, managing director at RAL Cos., said the tower “is a monumental achievement that redefines the modern workplace and reaffirms the financial sector's commitment to New York.”
James Famularo, president of retail leasing at Meridian Capital Group, said the project “is one of the most powerful votes of confidence in New York City in decades.”
They made it happen: Vishaan Chakrabarti, architect and founder of Practice for Architecture and Urbanism, served as the project’s overall design adviser.
The bank also partnered with experts including Dr. Joseph Allen, director of Harvard University’s Healthy Buildings program; wellness expert Deepak Chopra, and Danny Meyer, chairman and CEO of Union Square Hospitality Group, to shape wellness and hospitality experiences.
