Sudberry Properties had several priorities to keep in mind while planning The Brynn, a 200-unit apartment complex completed in 2025 in the Mission Valley neighborhood of central San Diego.
The property is located in Sudberry’s growing Civita master-planned community, spanning 230 acres within one of the region’s most well-trafficked and high-demand neighborhoods, with several freeways running through Mission Valley. The area is also among the region’s biggest hubs for retail and office jobs, and the city has long sought to add housing while minimizing new vehicle traffic.
Planners at Sudberry sought to take advantage of nearby public transit hubs and popular retail centers, while keeping the new apartment complex energy-sustainable and connected with existing amenities at Civita, including a nearby park. Developers had to keep rental rates competitive with neighborhoods to the north offering upscale units in hospitality-like settings.
For those and other elements that helped the city meet long-term needs for sustainable new housing with infill offerings for high-population enclaves, a panel of local judges selected The Brynn to receive a CoStar Impact Award for multifamily development of the year in San Diego.
About the project: Local developer Sudberry Properties built the five-story, 200-unit The Brynn at 2525 Via Alta within its larger Civita master-planned, mixed-use community. The property has sweeping views of nearby parkland, city lights and surrounding mountains, designed to fit San Diego’s coastal architecture style in a setting similar to a modern boutique hotel. Wellness amenities include trail access, a fitness studio and seamless indoor‑outdoor social spaces designed to encourage connection and movement.
What the judges said: The Brynn “creates a lifestyle rooted in wellness, connection, and smart urban design,” said Annike Lile, marketing coordinator for C2 Building Group. Lile cited the property’s interconnected indoor-outdoor spaces “and access to an entire shared community network.”
“The Brynn was well thought out with numerous amenities and offerings, right in the middle of the city,” said Jeff Oesterblad, senior vice president at development firm IQHQ. JLL Managing Director Richard Gonor cited the project’s “impact on filling the housing shortage while maintaining sustainability and walkability.”
