Large Industrial Tenants Grow More Cautious in Houston

Fewer First Quarter Large Industrial Leases Signed in Houston Compared to Last Year, but Activity Remains Well Above Market's Historical Average

Leasing activity in Houston’s industrial market has been on a tear for the past couple of years due to the sharp increase in logistics tenants committing to larger spaces. In 2022, 100 leases were signed for blocks of 100,000 square feet or greater, more than double the annual average of 45 such sized leases recorded between 2010 and 2020 and exceeding 2021's all-time high of 90 leases for 100,000 square feet or greater.
