Welcome Building secures 'largest Bristol city centre deal in six years'

Hargreaves Lansdown has signed a long-term lease for more than 90,000 square feet across three floors at Welcome Building in another major letting for the Bristol market this year.

The move involves the UK retail investment platform leaving its Harbourside office and relocating to the 207,000-square-foot workspace that is being delivered in a joint venture between EPISO 5, a fund managed by Tristan Capital Partners, and Trammell Crow Company.

Those behind the deal say it is the largest letting in Bristol city centre since the fourth quarter of 2019 and sees the firm remain in the city, where it has been based for more than 40 years.

It also follows a significant letting to engineering giant Rolls-Royce in the second quarter, revealed by CoStar News, as the firm signed for 88,000 square feet outside the city centre.

Last year the joint venture partners secured international law firm DAC Beachcroft for 44,196 square feet, while purpose-built student accommodation giant Unite Students will relocate its headquarters to the building in December, after taking 22,000 square feet.
