Mixed-use center is still looking for Italian dining option, jeweler

District 15Fifteen, a mixed-use redevelopment in North Jersey, has lined up tenants for more than 65% of the retail space at the town-center-style complex.

Stanbery Development Group, Claremont Development and PCCP on Wednesday said the team has new leases bringing it up to over half of the nearly 60,000 square feet of retail space at the project. District 15Fifteen, located at 15-15 Route 10 in Parsippany, will include three luxury apartment buildings when it's completed.

Most recently, the development has closed on seven new leases, for a total of 12,849 square feet, adding to a mix of dining, beauty, health and wellness tenants. Currently one food and beverage space remains open, totaling 1,834 square feet.

In terms of dining, O’Bagel, Pure Green and Home Town Creamery are joining the tenant roster with Kura Revolving Sushi Bar, Burton’s Grill & Bar, Meximodo, Al-Basha and Haraz Coffee House.

And in the fitness/service sector, Yard Gym, Discover Strength, Yoga Six and Jetset Pilates will be joining tenants Moxie Salon and Beauty Bar.

The team handling leasing, Pierson Commercial Vice President Ryan Starkman and Stanbery partner Marc Hays, said that the project’s dining-and-lifestyle-retail component is on track to have space ready for tenants this month. Business openings are expected to start in the spring and summer next year.

The team is still looking for a pizzeria or Italian restaurant to occupy the final food and beverage space. And District 15Fifteen is seeking a luxury jeweler to anchor the last corner retail space, an end-cap location along Route 10.

The overall redevelopment is continuing to take shape. Smyth at District 15Fifteen, the first residential building with 262 units, has been more than 75% leased. Tenants have started moving into Mason East, a luxury 55-and-older lifestyle property. The third and final residential building, Mason, is expected to be ready for leasing sometime this winter.

District 15Fifteen’s location serves a residential base of 152,000 people and a daytime population exceeding 220,000 within a 5-mile radius, catering to Morris County’s upper-income consumer base.
