Republic Wire, one of the nation's largest electrical wire manufacturers, expanded its operations with the construction of a new headquarters and distribution center in West Chester Township, Ohio. The 311,867-square-foot facility sits on 15 acres.

The project received a 2026 CoStar Impact Award for Commercial Development of the Year for Cincinnati and Dayton, as judged by real estate professionals familiar with the market.

ARCO National Construction's Ohio Valley office served as general contractor and design-build partner, delivering complete construction services and design improvements. These included exterior façade upgrades, structural modifications and in-house architectural work for the office space.

Founded in 1982, Republic Wire has maintained manufacturing and operational roots in West Chester Township since 1994. The company produces copper and aluminum wire products serving commercial, industrial and residential markets nationwide.

About the project: The 311,867-square-foot concrete tilt-up facility includes 26-foot clear height, 12 dock positions, a 16,000-square-foot two-story office, and a 7,500-square-foot mezzanine. It functions as both a logistics hub and corporate headquarters, increasing storage, distribution and office capacity. The expansion effectively doubled Republic Wire's regional footprint and significantly increased daily distribution capacity.

ARCO applied value engineering to manage costs without compromising quality or functionality, saving Republic Wire nearly $100,000. Key infrastructure upgrades include 4,000-amp electrical service, high-bay motion-sensor LED lighting, ESFR sprinklers with an electric fire pump, and segmental retaining walls. Site improvements support 91 parking spaces and semitruck access.

The office space incorporates client-specific design elements tied directly to Republic Wire's products and history. Features include custom cable railings fabricated from the company's own copper wire products and a trophy display showcasing local and national achievements. Executive suites include elevated finishes uncommon in industrial facilities, such as fireplaces, wet bars and interior windows overlooking the warehouse floor. ARCO also performed roof load analysis and coordination for a future 514-kilowatt rooftop solar array.

The project was completed amid industrywide material pricing volatility and supply-chain disruptions. ARCO maintained schedule continuity through subcontractor partnerships, sequencing adjustments, and continued construction through seasonal conditions without delaying the planned completion date.

The facility was supported by a seven-year, 60% real property tax abatement through an enterprise zone agreement with Butler County and West Chester Township, north of Cincinnati. The abatement applies to new improvements and was approved to retain existing jobs and support workforce expansion. Approximately 20 new full-time positions are expected to be added.

What the judges said: Andrew Hannah, president of Flex Real Estate, praised the development for not just making financial sense but contributing to the company's culture. "The ability to compete for talent will be easier as the property itself is dressing for success," he said.

Trevor Wellbrock, director of site selection and real estate at REDI Cincinnati, lauded the perseverance to complete the construction. "This project had hurdles all around it, but they were able to get this done," he said.
