Multifamily Vacancy Rates in Dallas-Forth Worth's Uptown/Park Cities Fall to Lowest Level in Nearly a Decade

Uptown/Park Cities has been the epicenter for building within Dallas-Fort Worth through the current real estate cycle. Multifamily developers transformed the submarket over the past 10 years, growing inventory 74% since the beginning of 2010. However, vacancy rates are trending lower, with fewer deliveries in recent months. No new projects have been completed since the second quarter of 2019. In turn, as of early 2020, the vacancy rate is 7.6%, resting below the market norm for the first time since late 2013.
