"To be successful within property investment is ultimately about people, as much as buildings," says Ker Gilchrist, head of investment management UK at Patrizia.

A year after joining the firm from BGO, where he led the investment strategy for Welput, Gilchrist talks to Top CREdentials about his career to date and how strong relationships with colleagues and clients have formed his business and leadership approach.

He adds: "The importance of...client relationships, of really understanding what's driving an individual investment thesis, I think that really helped me shape my subsequent career decisions."

In the episode, Gilchrist, who had ambitions of becoming a fighter pilot in this youth, discusses cutting his teeth at some of the world's largest real estate consultancies, before "moving client side" more than a decade ago.

He also reflects on his time leading London’s largest unlisted office fund, explaining why he thinks the period before the COVID-19 pandemic was a "game changer" for the office market and how occupiers use buildings today.

Gilchrist also runs us through the responsibilities of his current role, and explains how he and colleagues are "navigating the permacrisis" by "spending a lot of time" looking at risk. He also outlines what is needed for core capital to make a full return to the market.
