Through a joint venture, Danish pension fund Sampension and developer AKF have acquired a building in Copenhagen that houses the 484-room Comwell Copenhagen Portside Dolce by Wyndham.
According to a news release from AKF, the acquisition cost was 1 billion Danish kroner ($151.2 million) or approximately 207,600 kroner per key.
The seller is fellow Danish pension company AP Pension, via its division AP Ejendomme, and Helsinki, Finland-based company Keva, according to AKF.
Sampension administers the pensions of approximately 340,000 people, according to its website.
The Comwell Copenhagen Portside Dolce by Wyndham opened in January 2021 and was renovated in June 2024. The hotel is located 1.5 miles north of the city’s famous Little Mermaid statue. The hotel was the only property in AP Pension’s portfolio, and it is the first time the hotel and building have been sold since its original developers.
AKF added “the investment is among the largest and most significant transactions in the Danish property market this year. … AKF and Sampension are making another clear mark on the Danish hotel market.”
It suggested the two new owners have a strategy of continuing and establishing further their partnership.
Torbjørn Lange, head of properties and infrastructure at Sampension, said in the release that his firm is “pleased to continue building a robust and future-oriented hotel portfolio with the investment in [the Copenhagen district of] Nordhavn, which is a very well-functioning hotel and conference property. The property has long-term sustainable potential supported by the continued solid development in Nordhavn, which we expect will contribute to attractive returns for our pension customers.”
In February, investment fund CapMan Hotels II, part for Helsinki-based CapMan Real Estate, acquired a 28-hotel portfolio across Denmark, Norway and Sweden. The €400 million ($454 million) deal included four hotels in Denmark, three of which are in Copenhagen — 356-room Hotel Admiral, Ascend Hotel Collection; 240-room Best Western Plus Airport Hotel Copenhagen, and 162-room Grand Joanne.
