While industrial vacancy in the broader market is inching higher, the small-bay segment in Dayton, Ohio, remains tight, with a vacancy rate of just 2% for properties under 50,000 square feet. This is the lowest point on record for the market’s small-bay space, and around 300 basis points below the vacancy rate for properties above that threshold.
