Sky Capital Group acquired Plaza North Shopping Center, marking one of Omaha’s most significant retail sales of 2025.

The 203,250-square-foot center sold for $14.5 million in June. The deal reinforced investor confidence in necessity-based and experiential retail properties across the region.

The property entered the marketing effort with strong fundamentals. It featured a diverse tenant mix, high occupancy and a modernized layout following a recent renovation. Those factors helped to position Plaza North as a resilient, long-term retail site.

The seller had completed a major renovation in 2018. The upgrades modernized the center, strengthened tenant retention and helped drive higher occupancy. That investment set the stage for a successful sale.

Sky Capital Group acquired the center with a long-term ownership strategy. The buyer cited confidence in the trade area and the property’s ability to support sustained growth.

Investors Realty managed the transaction using digital marketing and streamlined documentation. The brokerage highlighted the grocery-anchored traffic, experiential tenants and renovation benefits through online materials.

The Plaza North transaction now stands as a benchmark for retail sales in the Omaha market. High occupancy, diverse tenancy and strategic redevelopment combined to deliver an award-worthy outcome for both buyer and seller.

The deal earned a 2026 CoStar Impact Award, as judged by real estate professionals familiar with the market.

About the project: Plaza North’s sale stands out for the strength of its pricing and performance fundamentals. At closing, the center was 92% leased and anchored by Kroger (Baker’s Supermarket), with additional tenants including Planet Fitness, Fowling Warehouse, Altitude Trampoline Park and ArchWell Health. This combination positioned Plaza North as a benchmark asset in Omaha’s retail landscape, reinforcing demand for centers blending essential retail with experiential uses.

What the judges said: "I liked the price and capitalization rate of the sale along with keeping a mixed-use retail center in northwest Omaha strong,” said Laura Bell of Commercial Realty Group.

They made it happen: Ember Grummons of Investors Realty represented the seller. Sam Seelenfreund of Cleeman Realty Group represented the buyer.
