In commercial real estate investment, the capitalization rate (cap rate) is a fundamental metric used to express an asset’s value in relative terms. It represents the annual net operating income (NOI) generated by a property as a percentage of its total acquisition cost. This is sometimes referred to as the going-in yield of a property.
