They can pack more of these little moneymakers into a building, lowering their risk exposure, and they capture 50% more rent per square foot than they could on a three-bedroom. High turnover is baked into the studio’s success formula, as it provides ample opportunity to test the market for higher rents. So went the studio-demand theory before the pandemic struck.
