National Law Firm Bennett Jones Leases Space at Iconic Tower in Alberta's Capital

Stantec Tower at 10220 103rd Ave. NW in Alberta isn't any old office building. At 66 storeys, it is the tallest tower west of Toronto and an iconic building in the heart of Edmonton's revitalized area known as the Ice District when it opened in 2018.

Snagging a national law firm like Bennett Jones to lease 50,000 square feet was a coup for Western Canada's tallest building, and the lease won a 2023 CoStar Impact Award, as judged by real estate professionals familiar with the market.

"Opportunities abound in the Edmonton market in energy transformation, technology, logistics, and manufacturing. Moving to the city's energized downtown core will create an extraordinary at-work environment for our lawyers and staff and help us attract and retain top talent," said Bennett Jones Chairman and CEO Hugh MacKinnon in a statement when the deal was announced last year.

Designed by Edmonton-based firm Stantec, which is also the tower's largest tenant, the 1.3 million-square-foot tower in the provincial capital opened in 2018 and was sold by Ice District Properties to Germany-based Deka Immobilien in 2019.

About the project: Bennett Jones took the 14th and 15th floors as it looks to create a workspace that appeals to current and future employees.

What the judges said: "A lease to an Edmonton-based multinational tenant helps with downtown vibrancy," said Marc Prefontaine with KV Capital.

The lease makes "a big difference in downtown Edmonton," said Sam Dean, senior vice president of capital markets for multifamily for JLL Canada.

They made it happen: Cory Wosnack and Peter Schwann of Avison Young represented the landlord. Shane Asbell and Scott Vreeland of Cushman & Wakefield Edmonton represented the tenant.
