London’s housing supply has new guardrails, but more still needs to be done

London’s delivery numbers are well rehearsed. Figures from Molior for the 12 months to the first quarter of 2026 show approximately 15,400 private living completions in the capital, 25% below the preceding 10-year average. While only 6,300 starts were recorded, 73% below the long-run average of 17,800. The forward pipeline is also contracting, pointing to tighter supply later this decade.
